Of the many amenities an Airbnb could be equipped with, there are several non-negotiable items which every professionally managed Airbnb should have.

Taking time to consider the specifics and balancing aesthetics with practicality makes sure that every purchase is made with purpose which in turn would minimise inconvenience in the long run.

Here is a breakdown of all the key amenities that each room of your property should have. 

Bedroom amenities

The bedroom is arguably the most important room which determines guests’ impression of a property. Beyond the obvious tasks of making sure bed sheets and linen are changed after each guest, it is also important for the bed itself to be kept in good condition.

The use of a good quality mattress protector prevents the mattress from any stains which may result with frequent wear and tear, and by replacing it periodically it may also prolong the lifetime value of the mattress which is significantly more expensive.

Hosts should also take care in providing an extra set of blankets especially during winter as many Airbnb users are international travellers who may not be accustomed to the local Australian weather, so having the extra blankets available gives them the flexibility to make adjustments accordingly.

Bathroom amenities 

Although the must haves in a bathrooms is only really limited to a hair dryer, toilet brush and bathroom bin, most hosts also choose to provide some extra everyday personal hygiene amenities such as soap, shampoo and toothpaste.

However, it is often not economic or environmentally friendly to provide full sized versions of products for guests who are only staying for a short period of time. Thus, property owners could consider purchasing travel/trial sized versions of the same products which can be found online in bulk quantities for cheap prices.

Items such as shampoo, conditioner and body wash may also be bought in bulk online and refilled into wall mounted, three-chamber dispensers. However, when purchasing bathroom amenities, owners should take care in choosing non-scented items or scents which have a universal appeal.

Laundry amenities 

After purchasing the traditional washer, dryer and the occasional broom, many hosts choose to forgo equipping their laundry with other cleaning supplies assuming that guests will not put much effort into keeping the property clean.

However this is a common misconception, very often hosts will find that their guests are, in fact, very willing to clean up after themselves and maintains a general level of cleanliness of the property.

Thus, it is important for property owners to give guests the means to carry out their own cleaning. This would include equipping the laundry with amenities such as a vacuum, mop and bucket. A similar logic is applied to the kitchen area as hosts should be prepared to provide rubber gloves, washing detergent and kitchen sponge.

Kitchen and cooking amenities

Although it is highly aesthetic to purchase plates and glassware in sets for your Airbnb property, it is also important to note that, if broken, items which are distinguished by intricate designs would be much harder to replace compared than ones with very standard patterns.

Furthermore, when purchasing for the kitchen, the materials and durability of commonly used utensils should be taken into consideration. Where possible, metal, plastic or wooden variations of kitchen amenities should be purchased instead of their more easily broken alternatives.

There are also a variety of home essentials which may not necessarily be used by every guest, but is necessary to keep backed up. These items include batteries for remotes and carbon monoxide detectors, extra lightbulbs and emergency response equipment like fire blankets.
