Top performing regions for short-term rental in Winter 2020

From March 2020, travel restrictions due to the Coronovirus have had a dramatic impact on Australia's tourism and accommodation sector, possibly changing the way we travel forever.

Overseas arrivals to Australia dropped 99.7% in April this year to just 21,170 passengers, compared to 1.7 million in the same month last year.

However a lack of international travel options have also meant a large proportion of Australians seeking destinations closer to home, and booking stays for longer periods.

Hotels have borne the brunt of the drop in travel due to their reliance on international visitors and more guests preferring to stay in short-term rentals, which are seeing a revival in bookings as lockdowns and restrictions start to lift across most areas of the country.

The Blue Mountains, NSW

Demand for short-term rentals in the Blue Mountains region peak over the colder months, and bookings have been super charged this year from domestic travel guests seeking a break from the monotony of working from home.

The average occupancy rate for MadeComfy properties in Leura and Katoomba was 80% for the month of June, with strong bookings continuing in July.

The Sunshine Coast and Gold Coast, QLD

Inbound travel to Queensland was lifted from July 10 from all states apart from Victoria, opening the door for interstate domestic guests to enjoy a warmer climate this Winter.

Top areas in the Sunshine Coast include Noosa, Maroochydore and Coolum Beach.

Data from Airbnb bookings via AirDNA shows total listing nights booking across the Sunshine Coast increased by 13% in June this year compared to the same month last year.

While Average Daily Rates (ADR) for Gold Coast properties have increased from $180 to $193 per night between June 2019, versus June 2020.

While the effect of lockdowns and restrictions have impacted many local economies, the government sector has remained relatively resilient with continued demand for short-term rentals from business travel related to government agencies and programs.

Houses and apartments near to Canberra's inner areas have shown particularly strong demand.

Sydney's coastal properties have proven a popular choice for short-term rentals, despite Winter usually being a relative low season for the region.
